Design & Remodel Goals:
- Remove the existing, dysfunctional, rarely used, patio room & create a new sunroom / entertainment center that would maintain the integrity of the rest of the home with respect to materials & design.
How Goals Were Accomplished:
- The existing drop-down patio (concrete floor covered by tile) was elevated with a new raised floor, up to the level of the existing home, and expanded out approximately 2’ towards the pool. A distance of 4’ was required to be maintained from the pool to meet code requirements.
- New openings to the nook & the dining area were created that matched the casework detail already existing in adjacent areas. Painted beveled wood ceilings, crown molding & window casing details were copied exactly to match adjoining areas.
- Matching hardwood floors were installed to create a seamless look and flow from the existing to new space.
- A fashionable and rich natural maple entertainment center was designed to complement the natural hardwood flooring.
- Hockey puck feature lighting was installed within the new entertainment center & sconce lighting was utilized on the walls. Ceiling lights were not installed in the sunroom / entertainment center so as to match the existing dining room detail.
- A great deal of planning and legal rangling was needed in order to undertake this project. Structural engineering, Title 24 energy requirements and building department requirement all made this project a challenge. Even the new shake roof over the new addition required special treatment due to its relatively low pitch. A hot tar roof was needed to meet code requirements, and it was required that the roof also be designed to creep in under an existing 2nd floor master bathroom glass block window.
- An existing glass block window that allowed natural light into the existing downstairs bathroom was retained to still allow for natural light.
- Tile floors were extended into the wet bar & the family room areas to complement those already in the kitchen, the entry & the other adjoining areas. A border was used at these locations to minimize the difference in die lots between the floor tiles.
- Even the exterior details were replicated to match the existing with a new brick landing & steps being built outside of the new, outswing exterior French doors. These doors required a minimum 1” drop to the exterior landing to meet code requirements. Again, minimal tolerances and attention to the details were required. Stucco exterior, & exterior window & door details were also matched to the existing home.
